Regulatory Costs Burden Home Buyers

Davis also pointed out, “Some of that's permitting delays. Some of that's impact fees, fees that builders are charged because if they need roads or sewers, or there's some disruption.”

He’s not wrong—regulations tack on over $100,000 to the price of a new single-family home, per updated estimates from a 2021 builders’ study. For conservatives, this is a glaring example of government overreach, strangling opportunity.

Legislative muscle is already flexing with the SPEED Act, passed by the House on Dec. 18, 2025, to streamline federal permitting under the National Environmental Policy Act. Proponents argue it’ll cut delays and boost housing supply.

Can Trump Deliver on Housing Dreams?

Still, the affordability crisis runs deep, with up to 7.1 million affordable rental units missing for the lowest-income households. Trump’s plan to build 12 million homes over a decade is ambitious, but skeptics on the right wonder if it’s enough to thaw a frozen market.
